Everyone should be completely happy that Trump is a self-centered narcissist.
He is comfortably shallow and transparent. He wants one thing. He wants to go down in the history books as a loved and respected president that kept America great and strong in an environment where it seems many American politicians, and citizens, have sided with globalists, transnational corporatists, jealous second-rate nations, the perpetually demanding third world, opportunists, and everyone else trying to sabotage American dominance and the well-being of its citizens for their own personal and political gain.

LOL. All I know about the congregation is the times I visited, the English Language part taught the Gospel (see Romans 6:23) and the Korean Language part seemed to be really polite.

Mr. Kim Should-never-be-in-business thinks he is going to get rich opening his shop. In fact, he thinks there will be such a line for fried rat tails, he doesn’t even care about minor things like rent and interiors costs which are insignificant compared to the profit he will make. He agrees to top price for rent and plops down deposit equal to 12-18 month’s rent and signs a two year lease.
He did no real market research. He has no marketing plan. He has spent all his money and borrowed money on gold plated rat statues so he has no reserve operating capital. He built it hoping they will come… but they didn’t.
After 6 months or less, he gives up.
The building owner puts up a For Rent sign. But he doesn’t push it at all… as he is simply taking the extravagant rent out of the deposit… which is a lot easier and more reliable than dealing with an operating business.
The business owner is trying to “sell” his business… which soon becomes a free business to anyone who will just take it over and pay rent so he can get his quickly-depleting deposit back so he can pay off the bank for the interior, deep fryer, gold plated rats, and the supplier who is threatening to take him to court for the last 3 months of unpaid bills.
A few people are interested… but the rent is too crazy high. The landlord has another year of sweet deposit to pillage and has no interest in lowering the rent.
If someone equally foolish comes along willing to pay that high rent, the building owner starts the cycle again.
After a year or more of empty real estate when the deposit is a few month from depletion, the landlord will start getting serious and will lower the rent from insane to crazy.
The result is an artificially high vacancy rate which benefits individual landlords right now but kills an entertainment area in the long run.

Itaewon died a long while ago even before 121 shutdown and CFC moved to Humphreys. Greedy landlords don’t help either.
CH I saw the beginnings of how a neighborhood gets ruined that way when we lived in Yangju. Everything was brand spanking new, nice amount of land to build on but they jammed everything in tight and over-valuation led to over-uhh… rentuation? Biz after biz failed. The whole development strangled itself faster than David Carradine.
